ATLANTA, Sept. 10, 2025 ~ Atlanta-based real estate investment and development firm, PENLER, is making significant strides in expanding its presence across the Sunbelt region. With a major capital milestone, multiple acquisitions and developments, and the addition of experienced team members, PENLER is solidifying its position as a leader in the multifamily real estate market.

In just six months, PENLER's portfolio has grown to nearly $1 billion with the acquisition of three properties and the initiation of two new development projects. This brings their total transaction volume to over $1.64 billion, including six successful dispositions totaling more than $430 million.

According to Brian Metzler, managing partner at PENLER, these investments demonstrate the firm's commitment to strategic expansion in high-growth Sunbelt markets. He also credits their success to the strength of their platform, the support of their capital partners, and the talent of their dedicated team. Among their recent acquisitions are three properties throughout the Sunbelt region in partnership with a real estate fund advised by Crow Holdings Capital. To increase the value and competitiveness of these properties in the rental market, PENLER plans to renovate units and upgrade community amenities. These properties include Botanic Waterside in Sarasota/Lakewood Ranch, Florida; Trace Midtown in Atlanta, Georgia; and Eleven85 in Atlanta, Georgia.

In addition to these acquisitions, PENLER has also broken ground on two new development projects in areas with strong population growth and demand for rental housing. These projects include a 20-acre site planned for 294 garden-style units in Lakewood Ranch, Florida and a seven-acre downtown site zoned for 262 units in Clermont, Florida – an affluent western suburb of Orlando.

To support their recent growth and momentum, PENLER has added six new employees to their team this year. This includes Chris Doscher as managing director of construction and development, Jon Gilliam as chief financial officer, and Mark Hinshaw as chief operating officer. Doscher brings 25 years of industry experience to his role, with a focus on construction and multifamily development. Gilliam has over 15 years of institutional real estate experience and will oversee PENLER's financial strategy, capital planning, and reporting efforts. Hinshaw, who previously served as chief financial officer, has taken on a broader operational role as chief operating officer.

PENLER has also welcomed Daniel Harari, Wyatt Smith, Mason Valk, and Riley Haynie to their growing team. Harari will lead efforts to source new development sites as vice president. Smith and Valk have joined the asset management and accounting/finance teams respectively to ensure the success of each project. Haynie joins as an investment analyst to assist with acquisitions.

Graham Carpenter, managing partner at PENLER, emphasizes the importance of having the right leaders in place for continued growth after a period of low transaction volumes and rent pressure.
